Context

The site occupied a prime pitch in an affluent coastal resort in the North West of England and comprised 25 new-build penthouses, apartments and mews.

The Challenge

Regrettably, during the course of construction the main contractor entered into receivership, leaving a substantial number of dwellings with incomplete mechanical and electrical services provision and leaving the developers, a major pension fund, with a significant problem.

Our Solution

On appointment, Consolux adopted a pragmatic and professional three-point-plan to assist with recovery of the development.

Firstly a comprehensive audit of the existing M&E work was undertaken. Secondly, working the client together with their financial and professional advisors, a robust valuation of the mechanical and electrical work on-site was prepared to enable all parties to agree on the most appropriate completion strategy. Thirdly, as the appointed consulting engineer, Consolux re-tendered the works, appointing and supervising both contractors and existing suppliers to carry over existing warranties and complete the building services provision site-wide.

A partnership approach with all parties concerned, together with provision of expert technical advice and an unwavering focus on maintaining programme deadlines were key themes in the successful delivery of what was ultimately a prestigious development.
