New Brighton nightclub conversion

CONTEXT

The property occupies a commanding position facing the River Mersey in the seaside resort of New Brighton. A former nightclub and listed building the client had secured planning consent for full residential conversion.

THE CHALLENGE

To maximise the usable space inside the property without compromising building or fire regulations.

OUR SOLUTION

Our design solution was to specify the installation of digital fire detection system and a single pressurised stairwell which in the event of fire enables a stairwell air pressurisation fan to start, opening air vents on the 'fire floor' and closing the fire dampers on unaffected floors to provide a smoke-free exit route from the building.

The local planning authority was satisfied that this solution provided adequate fire protection. As there was no longer the requirement for a secondary means of escape stairwell, it enabled the architect to exploit the additional space within the site and thereby increase the development's GDV.
